What Is a Mortgage Broker, and Why Use One Instead of Going Straight to a Bank?

A mortgage broker is someone who compares home loans across a panel of lenders on your behalf, then helps you apply for the one that suits your situation. That’s the simple definition. The more useful question is what that actually means for you.

The bank only shows you the bank

If you walk into a bank, you’ll be shown that bank’s products. That’s not a criticism, it’s just how it works. The person you speak to isn’t in a position to tell you that a different lender down the road might approve you for more, charge less, or have a policy that fits your situation better. They only have one shelf to sell from.

A broker works from a much wider panel. That doesn’t mean more choice is automatically better, most people don’t want to compare forty products themselves, but it means someone is actually looking across the market on your behalf, rather than from inside one institution.

What a broker actually does, step by step

  2. Compares options across their lender panel based on your specific situation, not a generic best-rate list.

  5. Stays involved after settlement, not just for the sale.

Does it cost anything?

In most cases, no. Brokers are typically paid by the lender once a loan settles, not by the client. That’s worth confirming directly with whoever you’re speaking to, but it’s the standard model in Australia.
